Elbow grease — we’ve all got some lurking at the back of a cupboard somewhere. One or two of you may even have sheds full of the stuff. I, however, operate on a short supply. I have a talent for turning small jobs into mammoth tasks. I once called IKEA mid-assembly of a garden table to insist they’d drawn the instructions incorrectly. Naturally, it was my mistake — the piece of wood I was holding just needed to be turned the other way. I promptly hung up the phone.


But for those of you swimming in elbow grease, these are the sorts of places you’ll want to see. You are the people breathing light back into old buildings — and by light, I don’t mean spotlights. I mean life. A second act.


Some of these properties are already fantastic. Others require a touch more imagination. But that’s what we interior obsessives are good at. We don’t want homes that have been ‘staged’. In fact, we’d happily toss the boucle chair and naff print into a skip if it means getting a clearer view of what could be.


All of the properties below are priced between £525k and £1.2m. Some will be monumental undertakings, the kind that call for either a heavy wallet or exceptionally skilled hands. But every one of them has beauty.


Not to play favourites (though I will), I believe the last two — while undoubtedly a headache in the making — offer the kind of project you only get once in a lifetime.
