I am aware I have opened variations of this article before. The siren call of potential has that effect. But properties with potential are, at their heart, quintessentially Tat. This is a readership that wants to see projects, even if we have no intention of taking them on ourselves. I, for one, have absolutely no appetite for major works at the moment. Still, the greatest houses are always the ones revived by owners with vision. I am not entirely convinced I would have the mettle, but we are, after all, a ship of dreamers. We need our destinations, our ports of possibility.


The homes below offer potential in dramatically different registers. All require deep pockets. This is not a category for the faint of heart. The selection spans a 13th century palace, a scattering of ten bedroom country estates and, of course, a farmhouse or two. Each holds a kind of promise that has become rare. In a market where so many houses have had their soul stripped out and replaced with marble, glossy surfaces and the tyranny of statement lighting, these properties stand apart. They have not been ransacked of history or over-refined into anonymity. They wait instead for sensitive, steady hands, for someone prepared to reveal what time has concealed rather than cover it over.
