Our Picks Of The 30 Best Properties On The Market For £500k & Under
6th April 2025

You know us—this feature means a great deal. We’re always on the hunt for properties that’ll have you poring over floor plans and daydreaming about a different life. Last month, we went full-on cottaging; this time, we’ve turned our gaze towards the city. That said, charm has not been sacrificed. The selections below are heavenly, and a special shout-out goes to Fine & Country, who’ve brought a few of my personal favourites to the table.
1.
This pink palace dates back to the 14th century—so if these walls could talk, I suspect we wouldn’t understand a snip of their Chaucerian dialect. But no matter, we would be well ensconced in the walls of this charming thatched cottage with its exposed beams and stone floors.
2.
York House is just as extraordinary on the inside as it is out. Think exposed beams, brick walls, wood burners—plenty of rustic charm without the draughts. To the rear, there’s a generously sized south-facing garden, perfect for pretending you’re a keen gardener, and beyond that, a gate and steps leading straight down to the River Corve, should you fancy a poetic moment by the water—or a spare of the moment dip.
3.
The flat features an open-plan living area with large windows framing glorious coastal views—perfect for watching the weather roll in (ideally with a drink in hand). There’s a wood burner for cosier days, and a good-sized bedroom that doesn’t feel like a cupboard. Just a short stroll to the beach and a brief wander from St Ives train station, which links directly to St Erth—handy whether you’re off to London Paddington or making your escape to Penzance.
4.
Three cheers for the Peabody Trust! Founded in 1862 by the American philanthropist and banker George Peabody, the Trust began with a generous £150,000 donation to “ameliorate the condition of the poor and needy of this great metropolis, and to promote their comfort and happiness.” In more recent times, a handful of tenants have been given the opportunity to purchase their flats—and these well-built beauties make for truly superb homes.
5.
This spectacular two-bedroom flat in Moreton Court was designed by Jack Hughes, the owner of West St Studio—so there’s no doubt a true connoisseur of design had a hand in crafting this incredibly sleek coastal home. The living room offers sea views, and the beach is quite literally across the road. Just a short stroll away, you’ll find bars, restaurants, shops, and rail links to Hastings and St Leonards Warrior Square.
6.
Who hasn’t dreamed of living in a detached home—seven bedrooms, no less? This handsome 1890-built townhouse offers just that, complete with sash windows, original fireplaces, and a generously sized garden at the rear, ready for you to make your own. It’s also only a short drive to Montrose Beach, Dundee, and the rather magnificent Edzell Castle and Garden. A proper house with a proper square footage (3,894 sq ft).
7.
If you don’t know Tetbury, well, you should—it’s a mecca for those with a taste for the finer things in life. And by finer things, we mean A-grade antiques. This fetching market town is home to some of England’s great antique dealers, making it a destination in its own right. The cottage in question has been fully refurbished and looks ripe for the picking.
8.
Just a short drive from Long Rock and Marazion Beach, this doll’s house of a property may need some updating, but it’s brimming with potential. With a bit of vision (and a paintbrush or two), it could easily be transformed into the coastal dream you’ve been holding out for.
9.
Situated in ever-popular New Cross Gate, this delightful second-floor flat sits within a handsome period building. Inside, you’ll find an open-plan living area, three generously sized bedrooms, and excellent transport links into the city via Southern Rail and the Overground.
10.
Not everyone’s obsessed with the idea of a bolthole in Scotland—but for those who are (myself included), this one comes pretty close to the ideal. It needs some renovation and updating, but it’s ripe for transformation. Surrounded by coastal and countryside views, it also comes with the option to purchase an additional 0.1 acres—just enough to make it feel properly yours.
11.
Nestled in the peaceful town of Baslow and just a stone’s throw from the glorious Chatsworth Estate, this cheerful home in Edensor Village enjoys a prime spot alongside the canal—perfect for watching the ducks go by. It’s a dream for anyone who loves a good stomp through the countryside and being surrounded by a bit of history. Inside, there’s an open-plan living area on the ground floor, and three excellent-sized bedrooms spread over the top two floors—plenty of room for guests, wellies, and a bookshelf or two.
12.
The ever-popular Clapham plays host to this terrific two-bedroom property—ideal for a young couple or a pair of friends sharing. It boasts a bright, airy sitting room and a well-placed set of stairs to give you just enough breathing room from your housemate (because even the best of them need a little space).
13.
Just a short drive from the city centre, this elegant Georgian maisonette offers two storeys of character and light. With spectacular views, two generously sized bedrooms—each with fireplaces and large windows—it’s a brilliant option for working professionals or those looking for a solid investment with plenty of charm.
14.
The Moorings offers stylish, well-designed flats for those aged 60 and over—a lovely spot to settle in and enjoy the good life. Just a short stroll from the city centre, it’s ideal for meeting like-minded neighbours and exploring the area at your own pace. With beautiful views and a prime position beside the canal, it’s also perfectly placed for visits to The Holburne Museum or a leisurely round at the golf club (or at least a coffee in the clubhouse).
15.
Perched on the second floor of this charming period home—complete with sash windows and statement fireplaces—this near-perfect flat needs very little in the way of updates. Located just outside Bath city centre, it offers easy access to shops, work, and travel by train, while also being a short stroll from the National Trust’s glorious Prior Park Landscape Garden. A lovely blend of convenience and countryside calm.
16.
Become the lucky owner of this grand Georgian home, offering three generously sized bedrooms—each with fireplaces and large windows—and, to boot, a private garden at the rear. All it needs is a touch of updating. Just a touch. It’s set in a prime location close to the town centre, with views of the 16th-century St Edmundsbury Cathedral, and only a short stroll to the train station with direct links to Cambridge. Georgian charm and modern convenience in equal measure.
17.
This is a nifty spot with more than its fair share of charm. May I direct your attention to the marvellous beams stretching lazily across the sitting room ceiling. There’s plenty of potential here; it just needs the right mind (and a bit of extra cash) to bring it to life.
18.
This top-floor flat in Shepherd’s Bush—never dull, rarely quiet—is rather a find. You’ve got a bedroom, an office (or a very convincing guest room), and a roof terrace that might just make you insufferable come summer. The bones are solid, the setting lively, and it’s all ready to be claimed and made entirely your own. Hang your hat, pour a drink, and watch the city do its thing.
19.
I won’t lie—this might be the one I’d pick from the list. It’s the sort of house that matches the version we all quietly conjure when we dream of ‘home.’ I’d barely change a thing—perhaps nudge it ever so slightly toward Landmark Trust territory, but that’s just furnishings. The blue shutters got me straight away. Utterly disarming.
20.
There’s no denying this flat is wee—but small can be beautiful, and with the right mind behind it, I genuinely believe it could have been something rather special. I’m a sucker for a balcony, and this one has a surprisingly sophisticated offering—elegant enough to make you forget the square footage.
21.
I enjoy this place very much. I’m not entirely sure what it is that turns my head, but I suspect it’s the potential. The wooden floors, the bathroom—easily personalised—and a kitchen that, with a few tweaks, could be a real delight. I’m all for it. With a bit of love and some clever decisions, some lucky Londoner will make a very good home here.
22.
Location, as ever, does the heavy lifting here. A direct train to Waterloo in under an hour—enough time to skim the paper and half-regret your commitments—and just a short wander to the River Thames or Richmond Park, where the deer roam with more grace than most commuters. The maisonette itself is bright and well-proportioned, with a conservatory-style living area that opens onto a private garden. Come summer, you’ll be hosting drinks you never intended, beneath fairy lights you swore you'd never buy.
23.
Nestled in the thrum of Hackney—where East London still manages to be both lived-in and aspirational—this top-floor flat is a rather good prospect for first-time buyers with taste. The open-plan living area is bathed in light, courtesy of generous south-facing sash windows that do exactly what sash windows ought to do. Transport links are excellent, of course—Overground, National Rail, all the usual alphabet soup—whisking you away should you ever wish to leave, though frankly, you may not.
24.
Whose head wouldn’t be turned by this majestic property? Yes, sleeves will need to be rolled up—and frankly, you might want to do away with them altogether, because there’s work to be done. But what work it could be. This isn’t just a renovation; it’s the project of a lifetime. The kind of place that rewards vision, tenacity, and perhaps the odd cry into a dust sheet.
25.
Who wants symmetry anyway? If you’re a symmetry evangelist, best look elsewhere. This property made the list for its delightful oddity. What’s not odd, though, is its beauty. I’m a sucker for wood panelling, so that room would remain untouched, naturally. The rest of the house isn’t short on charm either, and frankly, if I were Norwich-bound, I’d have to give this place a proper look. It’s got something.
26.
Once part of the grand Glynn House estate, Keeper's Cottage is now up for grabs—a snug slice of countryside charm. Think exposed stone walls, crackling fireplaces, and a healthy dose of character. Nearby, you’ve got the stately sweep of Georgian Pencarrow House and Gardens, plus the National Trust’s Lanhydrock, a Late Victorian delight. Perfect if you fancy history with your fresh air.
27.
Brimming with Georgian charm, this flat keeps its heritage front and centre—original fireplaces, wooden floors, and generous sash windows that let the light pour in. Perfectly placed, it’s a stone’s throw from the National Trust for Scotland’s Georgian House and a leisurely walk to the city centre.
28.
Grade II Listed Regency Townhouse, 1 Bedroom, 1 Bathroom, Marine Parade, Brighton, Offers Over £500k
Let’s take a moment for those windows. Have you ever seen anything so tempting? Glistening panes of glass that serve up a shifting, sunlit view—an ever-changing picture that could keep you content for years. Yes, there are tweaks to be made elsewhere, but honestly, those windows deserve our full attention. Just let's take a moment.
29.
English country charm? Tick. Huge garden? Tick. Four gloriously sized bedrooms? Tick, tick, tick, tick. This one’s a humdinger. I’ve never been to New Romney, but I’m convinced it’s the sort of place where neighbours drop off baked goods and you swap homegrown rhubarb over the fence. The kind of house made for a perfectly ludicrous daydream.
30.
I’ll admit it—I was sold on the façade alone. I barely glanced at the rest of the house. But now, having taken a closer look, it more than holds its own. It’s an absolute crooner of a property. Just look at those kitchen views—when does life hand you a vista like that? And credit where it’s due: they say three bedrooms, but really it’s two and a brilliant office space. You can't blame them for trying.
31.
Tall, skinny, and in need of a little updating—and no, I’m not talking about Jacob Rees-Mogg. I’m referring to this characterful delight of a property. If you’re dreaming of island life but still crave peak Britishness, the Isle of Wight delivers.
