I think the property above falls squarely into the realm of click bait. Yes, it meets the brief by coming in under £500k, but it arrives with a rather daunting list of caveats. All that said, I still think it’s one of the most beautiful homes I’ve ever laid eyes on.


In other news, it won’t surprise anyone that the market has definitely slowed. It’s the usual pre-Budget lull, the sort of thing that gums up the works and creates a barrier to movement, which is irritating for estate agents and, frankly, even more so for us, the purveyors of homes, the greedy consumers, not financially but with our peepers.


With all this spinning around Charlotte Becque still managed to gather together a fine looking bunch of properties.





Set within the picturesque grounds of the National Trust’s Arlington Court estate, Glebe House is a charming semi-circular residence rebuilt in 1820 for Colonel John Palmer Chichester. Once a hunting lodge, the home retains exquisite period features including ornate cornicing, sash windows, and shutters, offering timeless elegance throughout. The property will be sold via an online auction with offers in excess of £410,000 as the auction guide price. The date for the auction Friday 5th December 2025.


Here’s the catch - The property is offered for sale on the remainder of a National Trust lease with 69 years remaining, with a ground rent of £100 per annum payable. The National Trust have indicated that they would be willing to discuss a new 99 year lease. A condition of purchase will be that the buyer takes on a number of external maintenance and renovation works that are required by the National Trust and will need to be completed within 2 years of purchase. A list of these works is available upon request from the selling agent. There has been an estimate carried out for these works of £157,000+VAT, which is also available upon request.
