Our Picks Of The Best Properties On The Market For Under 500k, September 2025

Lighthouse on a grassy cliffside overlooking a blue ocean. White buildings enclosed by a stone wall. Clear sky, rocky shore, serene mood.

This article is stitched together each week by Charlotte Becque, who works with me at Tat. She diligently sends through the houses, and I cherry-pick, exclaiming with delight at the fruits of her labour. It’s a laborious process — particularly for Charlotte, I suspect — but it has become a fixture of the Tat map. After all, we are the sort of crowd who relish a bargain and can never resist peeking around other people’s properties, so it feels entirely fitting.

This week’s highlight is the lighthouse. Never before have I so desperately wanted to live in one. There’s a childlike wonder to a lighthouse, a romance unmatched by almost any other building — perhaps only a windmill comes close. In truth, I’m terrified of heights and deeply wary of the sea, so it would be a monumentally odd choice for me. Still, the fantasy endures.

Fear not, dear reader — beyond the lighthouse, we’ve gathered a generous bag of more earthly, practical options to whet your appetite for property.

Spread over four storeys, this Georgian house has all the character you’d hope for: beamed ceilings, oak floors, sash windows with shutters, and a woodburner waiting for winter evenings. While it would benefit from some updating, it offers a wonderful foundation to build upon. Just a short drive from the coast, Kentwell Hall and Colchester — with its direct rail links to both Norwich and London — it’s as well connected as it is full of history.
