We talk about houses a lot here—probably too much. If that feels repetitive, I can only apologise. But the thing is, I love houses. Not necessarily to own—ownership comes with all sorts of headaches—but simply to admire. A good house doesn’t need you to live in it to be appreciated, just as a painting doesn’t need to hang in your hallway for you to love it. If we insisted on owning everything we admired, where would the galleries be? Who would support the National Trust?

This feature came about while we were gathering homes under £500k. Along the way, we kept coming across places that didn’t fit the budget but were too interesting to ignore. And for this audience—people who see beauty in the forsaken, promise in the broken—I thought it was worth pulling them together. Not all of them are architectural triumphs, but they add something to the places they stand. And in the right hands, they could add even more.

This doesn’t offer the usual symmetrical classicism we associate with a Georgian home, but there are some rather fetching elements hidden behind the off-kilter façade. While the interiors may need a bit of untangling from their dated trappings, the structure itself is solid, with an underlying beauty.

Points in its favour: The green house, the staircase and of course those windows.

This place doesn’t require much imagination to see its potential. I think we can all agree that some of the interior choices aren’t exactly inspired, but, by God, what it could be.

Points in its favour—the kitchen doors opening onto the terrace are a real triumph.

If Hansel and Gretel were in the market for a home, this place might just catch their eye. Similar to the above it doesn’t take a genius to see that the rooms are in good nick and that charm is in no short supply. But with the right touch, this could be something truly special.

Dated but delightful digs. Who wouldn’t want to spend their days in a townhouse they’ve lovingly brought back to life? Every room will require a fair bit of elbow grease, but with the right vision, this could become the home we all dream of.

So, if your pockets are fit to bursting (and might I direct you to Tat London while you’re at it), this could be the property for you. It demands someone prepared for a serious project—one that promises a significant payoff. But steel yourself; it’s going to be an uphill battle. Still, to the victor go the spoils.

This is undeniably a charming property, though the interiors are, shall we say, underwhelming. But hey, not everyone is obsessed with that particular game. For those with an eye for transformation, however, this is a fine, fine canvas.

Brimming with potential, this rather dashing Grade II listed house offers more space than you’ll know what to do with—perfect for a sprawling family home or, if you fancy playing host, a guest house or Airbnb (pending the powers that be giving their nod). Set within generous gardens and grounds, it’s got all the makings of something quite spectacular—provided you’ve got the vision, patience, and possibly a very good builder.

Thickwood House—where 17th-century charm meets 21st-century potential. This Grade II listed beauty, tucked behind a chestnut-lined drive, has all the period trimmings—flagstone floors, sash windows, and stone fireplaces. South-facing with glorious garden views, it’s ready for the right owner to enhance its already heavenly features.

The Castle House is Georgian grandeur at its finest, perched in perfect privacy with sweeping views over the River Severn. Brimming with period charm and character, this mellow brick beauty offers 4,185 sq. ft of elegantly laid-out living space across three floors. A true classic—ready to be spruced up.

A rather distinguished Grade II listed Georgian farmhouse in need of a full revival—ideal for those with grand plans and a sturdy pair of work boots. Set in a plush rural spot, it comes with part-walled gardens, a pony paddock, and a collection of farm buildings just waiting for a new lease of life. Inside, there’s no shortage of space—six bedrooms, three reception rooms, a farmhouse kitchen, and most importantly a larder.

A hefty slice of rural potential, this substantial detached property comes with an impressive range of outbuildings and planning permission for residential use—all set within 3.34 acres of rolling countryside with sweeping views over the Dee Estuary. The main house needs some love, but with its traditional stone outbuildings ready for conversion into a separate annex and detached garage, the possibilities are as vast as the views. A dream project for those with vision (and possibly a very good builder).

This former schoolhouse is packed with character, featuring deep red lime-washed walls, wood flooring, and an open fireplace in the grand public room. The kitchen boasts custom-built units, while the spacious double bedroom comes with a stylish en-suite and an original stove fire. With flagstone and stone flooring throughout, plus plenty of original details, it’s a home with history and charm in abundance.

This house was first sent to me by one of my most stylish friends—someone with such a beady eye for delightful trappings. She’d already secured her London home, but this place had an undeniable pull: a magnificent structure, ripe for reinvention, just waiting for someone with vision. So imagine my surprise to see it still lingering on the market. I was certain some sharp-eyed opportunist would have pounced by now. Even if you're not in the market, this is the sort of house that demands to be adored even if from afar.

Perched in Dartmoor National Park with views that could make a poet weep, this four-bedroom stone farmhouse is brimming with potential—though it could use a little love (or a lot, depending on your tolerance for ‘rustic charm’). The outbuildings—garaging, stables, and assorted stone structures—are just waiting for someone with vision, energy, and perhaps a well-thumbed copy of Grand Designs. With 41.73 acres of pasture and woodland, it’s the kind of place where you could truly disappear (intentionally or otherwise). No upward chain, just gleaming potential and a whole lot of fresh air.

A charming little property with the potential to develop its outbuildings (subject to planning) into something truly special. With its striking red brick frontage and almost storybook silhouette, it has all the makings of a rather exceptional home.

Georgian ‘A’ Listed House, 6 Bedrooms, 3 Bathrooms, Inchture, Perth, £950k

Imposing to say to the least. I am not sure I would have the stomach to take on this square footage but I do think the person that does will have the life's plan mapped out in front of them. It will need to be someone who is ready to unpick some quite heavy decorations.

Walton Park has been in the same family for a century—no small feat given its allure. At its heart, Walton Park House, a grand Category B Listed Georgian affair, sits among 28 acres of wooded policies, a walled garden, and 445m of prime Urr Water fishing. With history, charm, and plenty of space, it’s brimming with potential.
